Most buyers respond positively to a clean, clutter-free home that is in good condition. The more effort you put into the appearance of your home, the more likely you’ll receive greater activity, multiple offers and possibly generating a higher profit.

When it comes to selling your home, the little details can make a significant impact on the price you receive. Buyers generally respond positively to a clean, clutter-free home that is well-maintained. 

Putting effort into the appearance of your home increases the likelihood of greater activity, multiple offers, and potentially a higher profit. Over time, we become accustomed to our homes, often overlooking the accumulated clutter and the list of unfinished tasks. We may not notice the dim lighting or the faded, cracked paint.

They are also familiar with other homes in your neighborhood and can recommend repairs and enhancements. While larger items like painting and flooring upgrades may be suggested, there are numerous smaller, inexpensive things you can do to significantly enhance your home's presentation. Before listing, consider having a garage sale. The mantra is "less is better." Clean, organize, discard, and donate. Declutter closets and storage areas, donating unused items to local charities. This creates a sense of spaciousness and means less to move. Consider donating books and magazines to libraries, hospitals, or charities. 

Set the stage for a welcoming atmosphere. Utilize different areas in your home effectively. Set the table with your best china, create warmth in the living room with a crackling fire, and place wine glasses and flowers on the coffee table.

Eliminate odours as buyers respond less favourably to smells. Be very careful not to mask odours either. Use various cleansers to create a fresh scent, from carpet fresheners to potpourri but don't overpower the home. Deodorize the cat's litter box, clean daily, and consider having pets elsewhere during showings. You can use the sense of smell to your advantage by having freshly baked cookies or other treats on display.

Create a sense of space by ensuring all doors, cabinets, and drawers open smoothly. Clean out entrance hall closets and consider moving oversized furniture to storage. Keep entrances to rooms open and clutter-free.

Enhance views by placing screens or flower baskets in front of fireplaces not in use. Ensure windows are clean and free of clutter.

Maximize counter space by storing away extra appliances and removing clutter like dish racks and soap dishes. Aim for a neutral décor by depersonalizing certain areas and removing items that may be perceived as offensive.

Increase light in key areas such as the laundry room, kitchen, and bathrooms. Turn on lights in every room before showings. Consider upgrading fixtures to accomplish this.

Strategically place family photos throughout the home, that reflect the lifestyle you want buyers to feel when they are in your home particularly in living rooms, bedrooms, and family rooms.

After completing these affordable tasks, step back and ask a friend to evaluate your home. Is it warm and inviting? Does it look comfortable and spacious? Is the aroma pleasant? Creating a positive, warm environment increases the likelihood that potential buyers will feel the same way.
